About GuestPark

GuestPark is guest parking software for apartment communities, condo associations and HOAs. It is A Zhoosh Company, operated by Zhoosh Agency LLC, and was founded by Pierre Subeh. It launched in October 2026.

The short answer

GuestPark exists to make guest parking fair and calm: residents register a guest’s plate from a phone in under a minute, guests can ask to park from the space, patrol checks every car the same way, and no guest is towed without a second look. The company behind it is Zhoosh Agency LLC, and its founder is Pierre Subeh.

Why GuestPark exists

Guest parking at most communities still runs on objects: plastic hang tags, paper logs and printed permits. Each one tries to say a car belongs, and none of them says which car, which home or until when. The result is familiar to anyone who has worked a leasing desk or lived in a busy building: guests who cannot get a tag after hours, visitor spaces filled by residents’ second cars, and the occasional tow of a guest who was, in fact, welcome.

The fix is not more rules or stricter patrol. It is a better record. When the license plate is the pass, every question has an answer at any hour, and the people who check cars can tell a typo from a trespasser. GuestPark is built around that idea: the plate is the pass.

What we believe about guest parking

  • Registering should be easier than not registering. A rule only works if following it is the path of least effort, so every step is designed for a phone in one hand at the front door.
  • Guests deserve a way to ask. The guest at the visitor space should not have to choose between a long walk and a risk of towing.
  • A second look before any tow. Near matches are held, recent passes get a grace period, and every action is recorded with photos, location and time.
  • Plain words, in the resident’s language. English, Português and Español from the first screen to the last confirmation.
  • Keep only what parking needs. The apartment, the plate, the visit times and where to send the pass. Never sold, never used for advertising.
  • The community’s brand, not ours. Residents see their community’s name and logo, and GuestPark stays in the background.

Who is behind GuestPark

GuestPark was founded by Pierre Subeh, a Forbes 30 Under 30 honoree who also writes the GuestPark guides for property managers. GuestPark is A Zhoosh Company, operated by Zhoosh Agency LLC.

The product launched in October 2026. Its first deployment walkthrough describes a real community layout in Orlando, Florida, a 308 home, three building property, and its first guides cover Florida towing law for the same reason. The community is not named, because we only name communities with their written permission.

How GuestPark is built

GuestPark runs in the browser, so it works on the phones residents, guests and officers already carry, and it installs to the home screen without an app store. Plates are read by the phone’s own camera. There is no hardware on the property beyond the signs a community prints.

  • Security by default. Apartment passcodes and patrol PINs are stored as one way hashes. Changing a patrol PIN signs every officer out at once, and a resident’s session ends when the apartment’s passcode is reset.
  • Records that cannot be quietly edited. Each enforcement record carries a fingerprint of the one before it, so a change or a gap shows.
  • Accessible screens. Large touch targets, visible focus, readable contrast and support for reduced motion, designed against the WCAG 2.2 AA guidelines.
  • Clear ownership. Each community’s records belong to that community, and the leasing office can export them.

How we write about GuestPark

Parking software is often sold with numbers nobody can check. We hold ourselves to a simpler standard:

  • No invented statistics, testimonials, reviews or ratings. When we have results a community has agreed to share, we will publish them with the community’s name.
  • Guides cite their sources, such as the text of the Florida Statutes, and say clearly when something is general information rather than legal advice.
  • Walkthroughs describe configurations, not outcomes, and say so at the top.
  • Dates on our pages are the real dates the content was published and changed.

Where GuestPark is today

Today GuestPark includes digital guest passes by plate, QR signs at every visitor space with one tap approval, a patrol page with plate checks and tow safeguards, a leasing console with limits, bans, permits, exports and the live Spaces board, three languages, community branding, resident import with invitations, an integration API with signed webhooks, and an app that installs from the browser. The features page covers each one.
