Questions and answers
Questions about GuestPark, answered
Plain answers for everyone who touches guest parking: the resident registering a friend, the guest standing at a visitor space, the officer on the night walk and the leasing team setting the rules.
Your community’s own rules, such as how many guests each home may have, are set by your leasing office or board. If an answer here differs from what your community told you, your community’s rules apply. For anything not covered, contact us.
For residents
- How do I register a guest?
- Scan the GuestPark sign in your lobby or open the link your community sent. Choose your building and apartment, enter your apartment’s passcode, point the camera at the guest’s plate, choose how long they will stay, and the pass is sent to you. How guest passes work.
- Where do I find my apartment’s passcode?
- It comes with your invitation from the leasing office. If you lost it or never received it, ask the office to reset it. Passcodes are private to each apartment.
- Do I need to download an app?
- No. GuestPark works in your phone’s browser. If you register guests often, you can install it to your home screen in a few seconds.
- Can I register a guest who is not here yet?
- Yes. Register the plate before they arrive and the pass starts right away, so choose a length that covers the visit.
- How do I extend or end a visit?
- Open My passes. Each active guest has buttons to extend the visit, up to your community’s longest stay, or to end it early.
- Why was I told I cannot add another guest?
- Your community limits how many guests each home may have at once, how many passes in 30 days, and how many days one car may park as a guest. My passes shows how much of each limit you have used.
- Can my guest receive the pass too?
- Yes. Add your guest’s phone number or email when you register them, and the pass goes to them as well as to you.
- Can I use GuestPark in Spanish or Portuguese?
- Yes. Choose Español or Português with one tap. Your choice is remembered, and your confirmations arrive in that language.
For guests
- I am parked in a visitor space. How do I get a pass?
- Scan the QR sign at your space, enter the apartment you are visiting and your plate, and wait on that page. When the resident approves, it becomes your pass. How space requests work.
- What if the resident does not answer?
- You can send them the request link from your phone. If nobody approves it before the request expires, move your car to avoid a problem.
- Do I need an account?
- No. Guests never create accounts. Your pass is a page on your phone.
- Can I park anywhere once I have a pass?
- Park in visitor or guest spaces unless your host’s community says otherwise. A pass that began at a space sign is tied to that space. Resident and reserved spaces are not covered by a guest pass.
- How do I know when my pass ends?
- The pass shows the exact end time and a live countdown. Leave or ask your host to extend before it ends.
For patrol and towing partners
- How does patrol sign in?
- Open the community’s patrol page and enter the community PIN with your name. Your name goes on every check and record you make.
- What is a near match?
- A plate one character away from a registered guest, or the same once look alike characters such as O and 0 are set aside. Hold it and verify before any action. More about enforcement.
- What is the grace period?
- Minutes after a pass ends during which the car is shown as within grace rather than expired. New communities start at 15 minutes.
- Does GuestPark replace tow signs or legal steps?
- No. Tow signs, notices and your state’s procedures still apply. In Florida, read our guide to section 715.07.
For leasing teams and boards
- What limits can we set?
- Guests at once per home, passes per 30 days, days per car in any 30 across every home, overnight rules, the longest stay, office approval, capacity and the tow grace period. See the starting values.
- How do we replace hang tags?
- Import apartments, send invitations, print the lobby and space signs, brief patrol and run a short overlap week. Our hang tag guide has the checklist.
- What do we need to install on the property?
- Only printed signs: one in each lobby and, if you like, one at each visitor space. There are no cameras, gates or readers. Plates are read by the phones of residents and patrol.
- Can several communities use one sign in?
- Yes. One manager email can be added to several communities, each with its own rules, signs and brand.
- Does GuestPark connect to other systems?
- Yes, through an integration API with keys per community and signed webhooks. Tell us which system you use when you book a demo.
- How is GuestPark priced?
- Per community, by written quote. See pricing for what every community gets and what shapes a quote.
Privacy and data
- What information does GuestPark keep?
- What guest parking needs: the apartment, the guest vehicle’s plate and optional description, the visit times, and where the confirmation is sent. Patrol records add photos, location and time. See the privacy page.
- Is my information sold or used for ads?
- No. It is never sold and never used for advertising.
- Can anyone read my passcode?
- No. Passcodes and patrol PINs are stored as one way hashes, so nobody, including GuestPark, can read them back.
