Guest parking for every kind of community

The same record sits at the center of every GuestPark community: a guest car, identified by its plate, linked to the home that invited it, with a start and an end. Who sets the rules and who walks the lot changes from one kind of property to the next. Here is how it fits each.

The short answer

GuestPark serves three groups. Property managers use it to take guest parking off the leasing desk. HOA and condo associations use it to apply board rules evenly to owners and tenants. Towing and patrol companies use it to check plates against live passes and keep a record of every action. All three work from the same passes, limits and evidence.

Choose your side of the lot

Property managers

Apartment communities and portfolios. Residents register guests by plate at any hour, the limits apply themselves, and every tow leaves a record. GuestPark for property managers.

HOA and condo associations

Boards, community association managers, owners and tenants. The rules adopted by the board, applied the same way to every home. GuestPark for HOA and condo associations.

Towing and patrol companies

Courtesy patrol and private property towing. Plate checks on the walk, near match holds, a grace period and sealed evidence. GuestPark for towing and patrol companies.

Residents and guests

If your community already uses GuestPark, open the link or scan the sign it gave you. Questions about a pass go to your leasing office. Common answers are on the questions page.

One system, three jobs

A leasing office, a condo board and a towing company want different things from guest parking. The office wants fewer calls and fewer disputes. The board wants rules that feel fair to every owner. The towing company wants to know, with certainty, which cars it may move. All three are served by the same thing: an accurate record of which guest car belongs where, until when, checked the same way every time.

That is why GuestPark has no separate editions. A community sets its limits in the console, residents register guests from a phone, guests ask from a QR sign at the space, and patrol checks plates on the walk. The features page describes each part, and the live demo lets you try all of them.

Where to start

Most communities begin by writing down their guest parking rules, because software can enforce a rule but cannot choose one. Our guide on guest parking without hang tags walks through the limits to decide and a two week rollout. Communities in Florida should also read the Florida towing guide before changing anything about enforcement.
