Everything GuestPark does for guest parking

One record per guest car, tied to the plate and the apartment, with a start and an end. Residents create it from a phone, guests can ask for it from the space, patrol checks it in seconds, and the leasing office sets the rules it follows.

The short answer

GuestPark is guest parking software for apartment communities, condo associations and HOAs. It replaces hang tags and paper logs with digital passes tied to the license plate. It has four parts: guest passes that residents register from a phone, QR signs at visitor spaces where guests ask to park, plate checks and tow safeguards for patrol, and a console where managers set the limits once.

The four parts of GuestPark

Each part works on its own, and together they close the gaps that hang tags leave open: which car, which apartment, until when, and who checked.

Guest parking passes

Residents register a guest from the lobby QR sign or the community link. The phone camera reads the plate, every visit length shows its exact end time, and the pass goes to the apartment. How guest passes work.

Visitor space QR signs

Every visitor space gets its own sign. A guest scans it, names the apartment and the plate, and the resident approves with one tap. The guest’s phone becomes the pass. How space requests work.

Parking enforcement

Patrol opens one page with the community PIN and walks the lot. Each plate is checked against live passes, near matches are held, and evidence is sealed. How enforcement works.

The leasing console

Buildings, apartments and passcodes, limits, bans, permits, the live Spaces board, activity and exports in one place, with the community’s own logo on every screen. For property managers.

Who uses it, and what each person sees

  • Residents choose their building and apartment once, enter their private passcode, and register guests from a phone at any hour. My passes shows active guests, the time left on each, how much of every limit is used, and buttons to extend or end a visit.
  • Guests never need an account or an app. A guest who arrives unannounced scans the sign at the visitor space, and the page they are looking at turns into their pass when the resident approves.
  • Patrol and towing partners open the patrol page with a community PIN and their name. The camera reads plates as they walk, and the phone answers with a soft buzz for a registered guest and three buzzes for a problem.
  • The leasing office sets the rules, manages apartments and passcodes, prints signs, watches the Spaces board and exports records when a question comes up.
  • Owners and boards get a written record of how guest parking actually runs, instead of a stack of complaints about it.

Rules you set once

Every limit is set in the console and applies to every pass, whether a resident registered it, a guest asked for it from a space, or the pass was extended later. These are the values a new community starts with.

LimitWhat it controlsStarting value

Starting values for a new community. The leasing office changes any of them in the console.

The days per car limit is the one most communities have never had. It is how a resident’s second car, living on guest passes from different neighbors, finally shows up. Our guide to running guest parking without hang tags explains how to choose each value.

Safeguards before any tow

A wrongful tow costs a community money and trust, and it usually starts with an ordinary mistake: a typo in the plate, a pass that ended minutes ago, or a registration nobody on the night shift could see. GuestPark is built to catch those before a truck is called.

  • Near match hold. A plate one character away from a registered guest, or one that differs only by look alike characters such as O and 0, is held for a second look instead of being treated as unauthorized.
  • Grace period. A pass that ended a few minutes ago is shown as within grace, so a guest walking to the car is not towed.
  • Sealed evidence. Every violation records photos, GPS position and server time, and each record is chained to the one before it so nothing can be quietly edited afterwards.

GuestPark does not decide who is towed. People do, under your state’s law and your written policy. In Florida that law is section 715.07, and our Florida towing guide walks through it line by line.

Languages, brand and devices

  • Three languages. English, Português and Español, chosen with one tap and remembered. Pass confirmations follow the language the resident used.
  • The community’s brand. The resident portal, the pass, every printed sign and the console carry the community’s own logo and typeface.
  • No app store. GuestPark runs in the phone’s browser from a QR code or a link, and anyone who uses it often can install it to the home screen on iPhone, Android or a computer.
  • No hardware. There are no cameras to mount, gates to wire or readers to buy. The phones residents and patrol already carry do the work.

Residents, records and integrations

Apartments and residents are imported from the rent roll, building by building. Each apartment gets a private passcode that the office can reset in a click, and residents receive an invitation with reminders if they have not opened it. When someone moves out, their apartment’s passcode is sealed.

Activity, passes and violations can be exported when an owner, an attorney or a resident asks a question. For teams that run other systems, GuestPark offers an integration API with keys per community and signed webhooks.

Privacy is part of the design. GuestPark keeps what guest parking needs: the apartment, the plate, the visit times and where the confirmation is sent. It is never sold and never used for advertising, and passcodes and patrol PINs are stored as one way hashes. The privacy page has the details.

See it working

The live demo is a working sample community. Register a guest as a resident, stand at a visitor space and ask to park, check plates as patrol and open the console. To see how a full community would be configured, read the Orlando walkthrough for a 308 home, three building property. When you are ready, book a demo or start a community.

Questions

Is GuestPark an app residents have to download?
No. It runs in the browser from a QR sign or a link. Residents who register guests often can install it to the home screen, but nothing has to be downloaded.
Does it work for condos and HOAs as well as apartments?
Yes. Buildings can stand for towers, phases or streets, and the same limits apply. See GuestPark for HOA and condo associations.
Do we need license plate cameras or gate hardware?
No. Plates are read by the camera of the phone in the resident’s or the officer’s hand. There is nothing to install on the property except printed signs.
Can we try it before talking to anyone?
Yes. The live demo needs no sign up, and you can start a community and set it up yourself. Or book a demo and we will walk you through it on your own layout.
