Terms of service

Terms of service

The agreement between Zhoosh Agency LLC and the communities, managers, residents, guests and patrol officers who use GuestPark. Effective November 1, 2026.

The short answer

By using GuestPark you agree to these terms. Communities set their own parking rules and make every towing decision; GuestPark provides the software that records passes and checks plates. Starting is $0 a month, and a community only pays for guest passes beyond its monthly free allowance.

The agreement

These terms are an agreement between you and Zhoosh Agency LLC ("GuestPark", "we", "us"), 7975 Shoals Dr, Orlando, FL 32817. They apply to guestpark.co, every community page, the installable app and the messages GuestPark sends. If you use GuestPark for a community or company, you confirm you may accept these terms on its behalf. Our privacy policy explains how we handle information.

The service

GuestPark lets residents register guest vehicles, lets guests ask to park from a visitor space sign, lets patrol check plates and record violations, and gives managers a console to run all of it. We may improve, change or add features. If we remove a feature a paying community relies on, we will tell its managers in advance.

The community’s responsibilities

  • The community sets its parking rules, limits and signage, and is responsible for making them lawful and posting any notices the law requires.
  • Every tow is the community’s decision, made with its towing partner and under the law of its state. GuestPark records passes and evidence; it does not tow, order tows or decide whether a car may be towed.
  • The community confirms it may share its residents’ contact details with GuestPark, for example from its rent roll, and that invitations it sends are expected by its residents.
  • Managers keep their sign in details private and remove people who should no longer have access.

Residents, guests and patrol

Enter accurate plates and details, use only your own home’s passcode, and follow your community’s rules. A pass shows what was registered; it does not override the community’s rules or a sign on the property.

Pricing and billing

GuestPark is $0 a month with free implementation. Each community receives a monthly allowance of free guest passes, and each pass beyond it is billed at the price on the pricing page when the month closes. A guest pass is counted when it becomes active. Billing runs through Stripe on the card the community adds, and invoices are emailed each month. Prices exclude taxes, which are added where they apply. We will give paying communities at least 30 days notice before any price increase. A community can stop at any time from the console; usage already incurred remains payable.

Text messages

When you enter a mobile number, you agree to receive the transactional texts for that pass or request. Message and data rates may apply. Reply STOP to opt out and HELP for help. Carriers are not liable for delayed or undelivered messages.

Acceptable use

  • Do not register a plate you do not have a reason to register, or use GuestPark to track or harass anyone.
  • Do not try to access another community, home or account, bypass limits, or probe, overload or disrupt the service.
  • Do not copy, resell or reverse engineer GuestPark, or use automated tools to collect its content, except through the published API with a key the community issued.

We may suspend access that breaks these rules or puts others at risk.

Data and ownership

A community’s parking records belong to the community. It can export them from the console at any time, and we process them only to provide GuestPark, as our privacy policy describes. GuestPark, its software, design and brand belong to us; using GuestPark gives you no rights to them beyond using the service.

Disclaimers

We work hard to keep GuestPark available and accurate, but it is provided "as is" and "as available". To the extent the law allows, we disclaim implied warranties of merchantability, fitness for a particular purpose and non infringement, and we do not promise the service will be uninterrupted or error free. Plate reading by camera can misread a plate; patrol should always confirm a plate by eye before any enforcement.

Limitation of liability

To the extent the law allows, GuestPark is not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits or data, and our total liability for any claim relating to GuestPark is limited to the amount the community paid us in the 12 months before the claim, or $100 if that is greater. GuestPark is not responsible for towing, booting or ticketing decisions made by a community or its partners. Some places do not allow these limits, so they may not apply to you.

Indemnity

A community will defend and hold GuestPark harmless from claims arising from its parking rules, its towing and enforcement decisions, and data it provided without the right to do so.

Ending the agreement

You can stop using GuestPark at any time. We may end or suspend access for a serious or repeated breach of these terms, or if required by law. Sections that by their nature should continue, such as ownership, disclaimers and limits of liability, continue after the agreement ends.

Governing law

These terms are governed by the laws of the State of Florida, without regard to its conflict of law rules. Courts in Orange County, Florida have exclusive jurisdiction, unless the law where you live gives you the right to bring a claim there.

Changes to these terms

We may update these terms and will change the effective date when we do. If a change is significant, we tell community managers by email at least 30 days before it takes effect. Continuing to use GuestPark after that means you accept the new terms.
